The short answer
For year-round living, four things are worth checking before you buy: the nearest hospital site, how buses and local transit run, who issues the septic permit and how you reach the property by road or by water. The District and the towns publish part of this. Where they do not, the reader should ask the municipality or a lawyer.
Hospitals and emergency services
Muskoka Algonquin Healthcare (MAHC) operates two hospital sites:
- Huntsville District Memorial Hospital Site, 100 Frank Miller Drive, Huntsville
- South Muskoka Memorial Hospital Site, 75 Ann Street, Bracebridge
MAHC states emergency care as 24/7 at both sites. Its site lists two hospital sites only, so no hospital in Gravenhurst was found.
The District’s paramedic services page lists five paramedic stations: Bracebridge, Gravenhurst, Huntsville, MacTier and Port Carling. Bala, Windermere, Rosseau, Baysville and Dwight are not among them. The emergency number is 9-1-1. For a property away from a station, ask the District how paramedic coverage applies to that address.
Corridor 11 and the District’s transit
The District describes the Corridor 11 Bus as running three times a day Monday to Friday, with no statutory holiday service. It links Huntsville to Orillia through Port Sydney, Bracebridge, Gravenhurst, Kilworthy and Washago. The fare was not given on the page. Gravenhurst is served on weekdays only.
The District also lists an on-demand service that links rural areas to the town centre in Gravenhurst and Muskoka Seniors transport for ages 60 and over in Huntsville and Lake of Bays. A 2021 District announcement named a Tuesday route for Port Carling and Baysville and a Thursday route for Bala. Current status was not confirmed, so ask the District before you plan around them.
Local transit by town
Local services differ by town.
- Huntsville Transit is run by the Town with four buses. Regular routes run Monday to Friday from 7:00 am to 7:00 pm and Saturday from 7:00 am to 5:30 pm, plus on-demand service booked four hours ahead. There is no statutory holiday service.
- Bracebridge Transit, with a specialized Bracebridge Mobility service, is operated by Hammond Transportation Ltd. It runs Monday to Friday from 7:30 am to 6:30 pm and Saturday from 8:30 am to 6:30 pm, with no Sunday or statutory holiday service.
- Gravenhurst: no local transit was found on the Town’s pages. Its transportation page lists Ontario Northland bus, FlixBus and an Air Canada Landline coach to Toronto Pearson that the page describes as twice daily direct luxury coach.
Muskoka Airport (YQA) is at 1011 Airport Road in Gravenhurst. The page does not give an airline schedule, so confirm scheduled service with the airport.
Septic permits
Most Muskoka homes outside municipal sewer have a septic system. The District states that a rural property likely has one and that the owner maintains it. Permits come from the area municipality:
- Huntsville: applications go through its Cloudpermit portal. The homeowner is responsible for permits. For a new single-family or seasonal dwelling, the septic system must be approved before dwelling permits are issued.
- Bracebridge: the Building Services department issues permits. The application fee is $450 or $200 if only a tank is replaced and the effective date of the fee was not stated. A septic permit is not issued alone on a vacant lot. It comes with a building permit for a primary structure.
- Gravenhurst: installing, repairing or replacing a private sewage system needs a building permit from the Building Department.
Muskoka Lakes and Lake of Bays run septic inspection programs. In Lake of Bays, waterfront and near-water systems under 10,000 litres per day are inspected every 10 years, counted from the last inspection, under a bylaw that makes the program mandatory. The Muskoka Lakes program has a visual check and a detailed inspection on a rotating cycle and its fixed interval was not found on the page.
The District’s water and sewer connection permit is separate from a septic permit. It applies to development in the urban centres.
Road versus water access
How you reach a property is a legal and practical question. The District maintains 730 km of roads and 52 bridges and a road entrance permit may be needed where a property fronts a District road. The pages checked did not state the rules for private road maintenance or the text of the Road Access Act, so those need a lawyer.
Questions to put to the seller and your lawyer:
- Is the road public or private and who maintains it in winter?
- Is there a road agreement and what does it say about shared costs?
- If access is by water, where is the mainland parking and the dock?

None of these items is decided by one office. The hospital is run by Muskoka Algonquin Healthcare, buses by the District and the towns, septic permits by the building department and road or water access by title, agreements and the municipality. Write down who answers each question for the property you are considering and keep the replies in one file so your lawyer can see them before you commit.
