Septic, taxes and permits

A rural property likely has a septic system and the owner maintains it, as the District states. Lake of Bays runs a septic inspection program for waterfront and near-water systems under 10,000 litres per day. They are inspected every 10 years, counted from the last inspection. The risk zones are low (not near water, system under 15 years), medium (15 to 30 years, a non-invasive check with no fee) and high (over 30 years or no permit on file, detailed inspection, expected $400 to $600). The program is mandatory under Property Standards By-law 2026-041.

The 2026 residential tax rate for Lake of Bays was not confirmed, so confirm it with the Township. MPAC states the fixed valuation date for 2026 remains January 1, 2016. For the Ontario land transfer tax on a purchase, use the land transfer tax calculator.
